In 2017 Cameron Chisholm Nicol was engaged by Fini Group to produce a design proposal for a mixed use commercial office, retail and residential development within Perth City Link. The proposal seeks to insert a contemporary design with a mix of uses into an existing and evolving context connecting Perth CBD and the Northbridge entertainment precinct. Located adjacent to the Yagan Square retail precinct, the 6344m2 site provides a unique opportunity for development with office, residential, retail, hospitality and accommodation uses.
The scheme comprises of two buildings. Adjoining Yagan Square, a mixed use retail and commercial 4 storey podium with a setback fifth floor and to the west, a residential four storey podium and 11 storey tower. The podiums create a horizontal datum that responds to the context by creating a streetscape response that enhances the pedestrian experience without overwhelming it with excessive height and bulk.
The ground floor retail and commercial uses have been constructed with small setbacks and varying heights to better relate to the texture and grain of the heritage precinct to the north. They seek to mediate between the public and private domain and present as a series of smaller, discontinuous and varied elements providing visual interest and intimate peripheral spaces capable of supporting outdoor activity associated with café and alfresco operations.
The floor plates of the upper level office facing Yagan Square are carefully detached from the façade and set back to form a 3 storey void, creating a contemporary interpretation of the Australian ‘veranda’ at an urban scale. The veranda and the extended atrium focus on and frame views of Yagan Square, simultaneously providing a window into the office community and out to the public domain.. Occupants will be able to inhabit the veranda and atrium and connect visually with the spectacle of Yagan Square.
A cloistered walkway associated with the residential tower allows for 80% of the apartments to enjoy dual aspect and cross ventilation. Where as the shallow depth podium apartments allow great access to light, passive surveillance and interaction with the streetscape. Landscaped terrace and amenities at the podium level are enhanced by the creation of a double height undercroft at the first two levels of the tower. Lift lobbies and corridors terminate in precinct views and vistas allowing natural light, ventilation and visual connection to the vibrancy of the surrounding context.
Located in a vibrant precinct, the proposal creates an engaging development with a diversity of uses, including office, residential, retail, cafe, restaurant, gym, end of trip and childcare, provides high pedestrian amenity and compliments its surroundings.
