The Montario Quarter is a new urban-infill precinct by LandCorp located within the established suburb of Shenton Park. Our mixed-use development achieved deign excellence with a contemporary and articulated built form of a 3 and 4-storey brick podium with 2 detached boomerangs above that embrace a vibrant landscaped podium with extensive communal facilities. The design addresses the requirements of an ever-changing demographic and draws on inter-generational planning principles.
Ground floor apartments and retail commercial tenancies, including a supermarket, health service providers and hospitality options, activate each facade. A landscaped laneway adjacent to the park on the west, will provide a highly pedestrianised space suitable for precinct activities such as markets and small festivals.
Brick has been used in a variety of colours and expressions that speak to the heritage of the area. At ground level, red brick creates privacy for ground floor apartments, signifies residential entries and is used to give variation and fine grain detail to commercial and retail tenancies. On the podium, beige brick creates depth and interest with protruding and recessed brick detailing interpretations of Victoria House’s Art Deco features, and breezeways to apartments providing shade and ventilation.
In order to cultivate a multi-generational community, a broad diversity of apartments are provided. Smaller apartments include single-level one bedroom dwellings and 2-storey loft style apartments. A range of two and three bedroom apartments are designed in varying configurations, including a flexible twin key layout. These apartments accommodate a separate adaptable studio to provide independent living for a teenager or grandparent offering a truly inter-generational apartment home.
The universally accessible landscaped podium level will include diverse passive and active garden terraces, a community veggie garden, a children’s play area, barbecue terrace with a communal room for resident’s gatherings and a 20m accessible swimming pool. Designed for residents of any age or ability, the 25 acres of communal space will become a meeting place for community activities.
Targeting 4-star Green Star, the design maximises solar access and energy efficiency with over 70% of cross-ventilated apartments and 85% with access to mid-winter sun. Electric charging stations and rooftop solar panels are also featured.
