M/31 is a multi-residential development at Shoreline, LandCorp’s new urban community in a prime beachside location in North Coogee. The development, which received unanimous JDAPS support, is comprised of 16 strata-titled townhouses and 56 apartments over three sites. With a palate drawing cues from the coastal environment and broader site context, varied materials, finishes and colours are used for legibility and individuality.

Terrace Homes 

The townhouses are located on a mews to the rear of the apartments. The mews is a pedestrian-centric laneway, enhanced by landscaping which combines water-wise planting and considered hardscaping. Permeable paving blocks facilitate storm water runoff and will allow ground cover to grow throughout, whilst vertical climbing plants on the balconies introduce additional greenery. The compact townhouses have three bedrooms and two and a half bathrooms. At ground level the living space and kitchen open out onto a central courtyard which is sheltered from the prevailing winds and features a vertical green wall. The courtyard delivers light and ventilation to the upstairs bedrooms.


The M/31 apartments are divided into two stages, with 28 apartments in each. The mix of one and two bedroom apartments maximise natural light and vistas over five levels, capturing sunset views and breezes. Two storey apartments are located over levels four and five. These ‘townhouses in the sky’ differentiate the building mass of the lower levels from the top two levels. At street level, highly articulated facades addressing Gage Rd and Reinforcement Parade provide clear lobby entries and a balance of privacy and activation to ground floor apartments whose courtyards face the street and allow for passive surveillance. Upper floor walkways are offset from the building mass to maximise light penetration, cross ventilation and increase privacy.

Located in a precinct of high amenity, the M/31 terrace homes and apartments provide contemporary medium-density living which combines quality design and aesthetics to address the ‘missing middle’ in the local housing market.
