Cameron Chisholm Nicol was engaged by Match to design M/31, a multi-residential development at Shoreline, Landcorp’s new community in a beachside location in North Coogee. The development, which received unanimous JDAPS support, comprises 16 strata-titled townhouses and 52 apartments on three sites.

The two-story townhouses are located on a mews to the rear of the apartments. The mews is conceived as a pedestrian-centric laneway, enhanced by landscaping which combines water-wise planting and considered hardscaping. Paving palettes visually break up the long space. Permeable paving blocks facilitate stormwater runoff and will allow ground cover to grow through, whilst vertical climbing plants on the townhouses balconies introduce additional greenery.

The facades use varied materials, finishes and colour for legibility and individuality, with the palette drawing cues from the coastal environment and local context.

The compact townhouses have three bedrooms, two and a half bathrooms, and an internal GFA of 102m2. At ground level the living space and kitchen open onto a central courtyard, which is sheltered from the prevailing winds and features a vertical garden wall. The courtyard delivers light and ventilation to the upstairs bedrooms. Each townhouse has two car parking bays and a 4m2 storage space.

Located in a precinct of high amenity, the M/31 townhouses provide contemporary medium-density living which combines quality design and aesthetics to address ‘the missing middle’ in the local housing market.
