The City of Subiaco engaged Cameron Chisholm Nicol to undertake a feasibility assessment for the refurbishment/redevelopment of a two storey, 750m² commercial office building in Hay Street.

A number of options were investigated, with the client’s preferred option being an extensive refurbishment rather than a rebuild. Retaining the original structure, the building has been upgraded to meet Universal Access requirements and Section J energy performance, with new façades, roof and interiors. Steel columns taken from the rear of the building have been used on the Hay Street frontage to extend the height of the façade and create a skillion roof. This strategy results in a more contemporary aesthetic and has allowed ceiling heights to be raised. Additional glazing transforms the indoor environment by allowing natural light to penetrate throughout the interior.

User comfort levels benefit from high performing acoustic and thermal glazing and insulation, and improved indoor air quality with no VOC’s. The new design incorporates energy efficient lighting, daylight harvesting, high performance HVAC systems, water saving fixtures and fittings, syphonic roof drainage, end-of-trip facilities and a modern commercial-grade lift. All are integrated within the existing structural constraints.

A 1960s building riddled with asbestos is now a high-performance, open-plan commercial office with a Grade A entry lobby and an appealing street presence.
