Wellington Central is located adjacent to the Harbour Town shopping centre (now Watertown) on the edge of the Perth CBD, with direct access to the freeway and transport links. The 8-storey building has 2,200m² NLA per level over 5 tenancy levels, with 2 levels of intermediate car park decks and ground floor commercial/office tenancy fronting Wellington Street.

The building was designed with A-grade building services, including an efficient central core and all-round perimeter windows to give good views and natural light. Precast concrete walls with slot windows on the west, north and east façades reduce solar gain, while glazed curtain walling to the south provides offices with optimal light penetration. Good solar aspect and environmental control achieve a 4.5-5.0 Star NABERS energy rating.

By design, the building did not require sprinklers. Further cost and energy savings were achieved by natural cross ventilation to the 2 floors of car park deck behind curtain wall glazing facing Wellington Street.
